Farmers || Future

We're about to lease some land (40 acres) to plant alfalfa (great soil and good water).  Leasing land for grazing is typical here but alfalfa isn't.  The landlord is willing to give us a three year lease to start, possibly longer as things progress.  We are just trying to figure out a fair cash rent rate.

 

Just curious what other people might pay.

Oh yeah, we'll be doing all the work, paying the electric bill for pumping, soil amending, and buying the seed.
